Reports suggest the Government is considering a new system linking rent increases on newly constructed properties to the inflation rate.
This potential change would eliminate the current 2% annual cap on rent increases within rent pressure zones for new builds. RTÉ News reports that instead, landlords could adjust rents on these new properties annually based on the rate of inflation.
Under the proposed system, yearly rent increases on these new developments could mirror inflation rates.
The existing 2% rent increase limit for older properties located within rent pressure zones is expected to remain unchanged.
The Journal also reports today that significant tenancy protection legislation may be introduced alongside these adjustments to rent pressure zones.
The considered measures include a six-year secure tenancy for renters who have occupied a property for at least six months. This would prevent landlords from issuing no-fault eviction notices during that six-year period.
