A 48-acre farm near the historic village of Cloyne in East Cork is now on the market with Midleton-based auctioneers Hegarty Properties.

Located at Kilboy, the farm lies immediately south of Cloyne — a village renowned for its 6th-century round tower and its prominent hurling legacy, including figures like Christy Ring and Dónal Óg Cusack. This is a highly desirable area of Munster, celebrated for its fertile pastures and proximity to Cork City.

“It’s a superb landholding,” says selling agent Adrianna Hegarty. “This is a prime parcel of dry, free-draining land divided into six well-defined fields, bordered by mature hedgerows.”

Access to the lands is excellent, directly from Church Street via a laneway adjacent to the hay shed.

“The land is predominantly arable and suitable for diverse agricultural purposes,” adds Adrianna, “including both arable farming and grazing.”

The property includes an old, derelict farmhouse situated around a yard near the public road entrance, accompanied by a collection of stone outbuildings. Both the farmhouse and outbuildings present significant development potential.

“It’s a well-located farm offering an exceptional opportunity for local farmers, investors, or those seeking a unique development project,” says Adrianna. “The yard area features several traditional stone outbuildings and a hay shed with a lean-to, all of which present considerable potential for renovation or repurposing, subject to planning permission. The derelict structures may also qualify for refurbishment or redevelopment grants, enhancing the appeal for restoration or new residential development projects.”

The property benefits from an electrical connection. The former tenant previously had permission to use county council water.

The property’s location is a significant advantage. Cloyne village is just a 5-minute walk away, while the thriving town of Midleton is a short 8km to the north. Cork City Centre is approximately 25km away, making it ideally situated for various ventures the new owner might pursue.

The price guide of €750,000 (€15,600/acre) reflects the quality, convenience, and location of this holding, which offers substantial potential.
