    THE chance to live and run a business in West Cork’s much-loved Rosscarbery village has cropped up with the sale offer of a residential bar business, O’Brien’s at No 3 The Square.

    Listed in the past week is the long-established village central bar, with outdoor seating on the square, next door to the busy O’Reilly’s Londis shop and near cafes, pharmacy, restaurants, gift shop, the post office — all within a walk of the lagoon, pier, and Warren strand.

    The 283sq m premises has been run by Pascal and Mary Rose O’Brien since 2011, and they’ve both worked here and lived overhead, doing a major top to bottom overhaul in 2013, rearing a family here too, and are now stepping back from the business says selling agent Jeremy Murphy, acting jointly with John Hodnett of Hodnett Forde. They guide the package at €700,000.

    The joint agents pitch the property and business at owner-occupiers and investors alike, noting there is separate access to the upper floors living and sleeping quarters, with three bedrooms, all in excellent order.

    There’s private outdoor space to the back in a narrow, tidy first-floor roof terrace/courtyard with lane access behind to Tanyard Lane, while bar patrons can use outdoor seating on the square in front of O’Brien’s.

    The agents describe it as “a recently renovated, mixed-use property located in the heart of the scenic and bustling town of Rosscarbery”, and say “whether continuing the premises as a licensed bar or exploring alternative uses (subject to planning), the versatility and quality of O’Brien’s Bar make it a standout opportunity”.

    It’s got potential to add a food offering and is one of several bars and hospitality venues in Rosscarbery: others include Nolan’s, the Abbey Bar, the Celtic Ross Hotel, O’Callaghan Walsh Seafood, Drip Coffee, and Dewdrop Bistro, while a new fish and chip venue Nighthawks has just commenced trading in the shuttered Longfella’s premises on the N71. 

    The restaurant count dropped a bit in the past year after the surprise closure of Jack’s at Pilgrims, while the Market House is reportedly set to reopen shortly.

    Overhead accommodation at O’Brien’s, meanwhile, sees a first-floor main en suite bedroom, living and kitchen with roof terrace access, with three first-floor bedrooms, one en suite, and main bathroom.
